Common questions in Cheapside

Do you cover Cheapside?

Yes, Cheapside is within the area we cover. We work right across London and South East England. Just ring 07833 053749 or drop us an email and tell us about the property.

Is my home in Cheapside listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you deal with the insurance company for me?

No. Our report is an independent record for you to use. Your insurer may appoint its own loss adjuster.

How do I book a survey in Cheapside?

Just call 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Does your report mean my claim will be accepted?

That’s not something we can promise. Insurers decide claims on their own policy wording. What we provide is an independent record of the damage.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Will you walk on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Storm damage roof report in Cheapside

After a storm, safety comes first. Take photos from ground level or from windows, and don’t climb onto the roof. Emergency temporary protection, such as covering an opening, is a job for a roofer. We then record the damage in a report you can pass to your insurer. Keep receipts for any emergency work. We are often asked to look into stains appearing after strong winds and slates and tiles blown off the roof, across slate and tile slopes, gutters and fascias and flashings.

Roofs in small places like Cheapside frequently stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Nothing in the report is left vague: where something needs attention, it says so plainly.

How it works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes an hour or two for most homes, depending on how much of the roof was hit. Older roofs in small places like Cheapside can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there is access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

Before we arrive

  • Unlock side gates and any roof access doors
  • Note where any stains or damp appear
  • Move anything stored under the loft hatch

Advice

Storm damage roof reports around Cheapside

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Different coverings let water in at different points, which shapes where the search starts. The wider area around Cheapside has a long history of building, with St Leonard's Hill about 3.4 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church like Church of St Michael and All Angels are often among the oldest in a place, and if your home is one of the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you own a rental within reach of Ascot station, a clear finding on where water gets in helps you brief a roofer right away. Anyone responsible for a site like Cheapside CofE Primary School will know that a leak through a large roof is often found some distance from where the water shows inside.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep invoices for temporary repairs
  • Take photos from the ground or a window, never by climbing
  • Keep a note of the date of the storm
  • Record any water damage in rooms and the loft

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Acting for you with the insurer
  • How your policy defines a storm
  • A price for the repairs

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

What we look at

  • Flat roofs
  • Slate and tile slopes
  • Chimney stacks
  • Gutters and fascias
  • Flashings
  • Ridges and hips

How the survey changes by roof type

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. We record both the storm damage and the older wear.

Slate roofs

Slates frequently outlast the nails that hold them. The report records whether slipped slates look like storm damage or older wear.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
