How a roof leak investigation works in Cheapside
Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. We survey chimney stacks, slate and tile slopes and valleys and parapet gutters, and people most often book us about water through the ceiling under a flat roof and brown rings on upstairs ceilings.
For a small place like Cheapside, the inspection is the same as anywhere: the journey and access are just planned beforehand. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common questions in Cheapside
Will you come out to Cheapside?
We do. A small place gets exactly the same survey as a big one.
Is my home in Cheapside listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Why doesn’t the damp patch line up with the hole?
Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it shows. Tracing that path is the heart of a leak investigation.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Do you climb onto every roof?
Only if it is safe. We check everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.
Do you need to get into the loft?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
How do you tell a leak from condensation?
It is a common question. A leak normally shows in one area and follows rain, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.

Why get it checked now?
A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. For older village homes like those around Cheapside, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Common roof problems in Cheapside
Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.
Signs worth acting on include:
- Water dripping from rafters or underlay
- Water coming in around a roof light or dormer
- Damp ceilings under a flat roof
- Water that shows only in certain storms
For landlords with property near Ascot station, a clear finding on where water gets in helps you brief a roofer right away.
What to check before booking
- Whether VAT is in the quoted price
- Whether you can ask questions once you have the report
- Their track record with similar roofs
- Are they insured for the work?
What this survey can’t tell you
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Water from pipes, tanks or heating systems
- Structural calculations (that’s a structural engineer’s job)
- Defects hidden under coverings or inside walls without opening up
If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. What our survey covers.

Leaks and storm damage in Cheapside
With St Leonard's Hill about 3.4 miles north, Cheapside sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in.
If your house is among the older ones in the streets near Church of St Michael and All Angels, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For site and facilities teams at buildings such as Cheapside CofE Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Prices for roof leak investigations in Cheapside
Prices vary from roof to roof, for these reasons:
- Chimneys, valleys, parapets and other details
- The type of building, from a house to a block or an office
- Extensions, dormers and garages with roofs of their own
- The roof’s overall size

What to let us know when you get in touch
The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:
- Any marks or damp showing indoors
- What’s prompted the survey
- Pictures from the garden or a window, if you have them
- Whether there’s a loft hatch, a shared roof or tricky access
If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.
The survey, step by step
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. The survey usually takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Cheapside, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Preparing for the visit
- Let us know about parking near the property
- Agree roof access with the managing agent if it’s shared
- Clear the way to the loft hatch
