Why act early in Ascot

Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Older and listed buildings around Ascot may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

How a roof leak investigation works in Ascot

Our roof leak investigations cover Ascot and the wider South East. We visit seven days a week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then phone 07833 053749 or email us to arrange a visit. We are frequently asked to look into drips from nail tips in a cold loft and leaks that appear only in driving rain, across lead flashings, valleys and parapet gutters and rooflights and dormers.

Roofs in small places like Ascot often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

Ascot questions

Is my home in Ascot listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will you come out to Ascot?

Yes, Ascot is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Why is not the leak directly above the stain?

Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do you look in the roof space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

When to book a survey in Ascot

Some water in the loft isn’t rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, especially where ventilation is poor. Drips from nails and damp underlay are typical signs.

Signs worth acting on include:

  • Condensation that looks like a leak
  • Damp ceilings under a flat roof
  • Brown rings on upstairs ceilings
  • Wet patches high on an inside wall

Trees in and around Silwood Park shed leaves that can end up in nearby gutters.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • Whether the loft is part of the inspection
  • Which parts of the roof they’ll actually see
  • Whether VAT is added on top

What to expect from a roof survey

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. Most surveys take between one and two hours, more where the leak is intermittent or the roof is large. Somewhere as small as Ascot, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Make a note of anything you’d like us to look at
  • If you are buying, let the agent know when we are coming

Advice

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • A structural engineer’s report
  • What’s under the covering or behind the plaster
  • Water from pipes, tanks or heating systems

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

What we check

  • Slate and tile slopes
  • Lead flashings
  • Valleys and parapet gutters
  • The roof space
  • Chimney stacks
  • Flat roof details
  • Rooflights and dormers

Different roofs, different checks

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.

Valleys

A valley leak can appear well away from the valley inside. We trace the route from the loft where there is safe access.

Roof leak investigations around Ascot

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these roof types has its own typical places for water to get in. With St Leonard's Hill about 4.1 miles north, Ascot sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Shop and office owners around The Lexicon may find that finding where water is getting in quickly keeps disruption down. If you own a rental within reach of Ascot station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
