Roof leak investigation in Woodside: what you get

Our job is to find the likely source and tell you. You get a written report with photos showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. We survey slate and tile slopes, valleys and parapet gutters and lead flashings, and the problems we’re asked to look at most are water through the ceiling under a flat roof and a leak that comes and goes with the weather.

For a small place like Woodside, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

How we price roof leak investigations

We confirm the price for your survey before booking. These are the things that affect it:

  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • How big the roof is
  • The use of thermal imaging or a drone

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

You do not need to know any roofing terms. It’s enough to tell us:

  • The style of property, from a terrace to a block
  • Dates you’re working to, such as exchange
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures of the roof from a safe spot, if you have them

When you are ready to go ahead, call 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we do, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours, more where the leak is intermittent or the roof is large. You’re welcome to ask questions while we are there. Older roofs in small places like Woodside can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Check we can get to the back of the property
  • Dig out any old roof reports or invoices
  • Have any questions written down, so nothing gets missed

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep a photo record of the damp patch
  • Have an electrician check any wet fittings
  • Stay off ladders and the roof
  • Move stored items away from the hatch

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

Woodside questions

Does a conservation area affect roof work in Woodside?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Woodside?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

How should I prepare for the leak investigation?

Keep a note of when it leaks. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.

Can you always find the source?

We cannot promise it. Some leaks hide well, especially those that need wind-driven rain. If we cannot be sure, the report ranks the possible sources.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Can you trace a leak in dry weather?

In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.

Checking the roof from ground level

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Wind, rain and roofs in Woodside

About 2.6 miles north lies St Leonard's Hill, a reminder of how long the area around Woodside has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Different coverings let water in at different points, which shapes where the search starts.

If yours is one of the older homes in the streets near Church of St Peter, lead flashings, valleys and old chimneys are typical places for water to get in. Trees in and around Silwood Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you own a rental within reach of Ascot station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What happens if roof problems are left?

Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it is harder to clear. Stopping the water is the first step. Outbuildings and barns around Woodside are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
