Chimney surveys for homes and businesses in Woodside
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photographs and recommendations. Typical surveys look at redundant stacks capped without ventilation and bricks with flaking faces, on brick chimney stacks, chimney pots and cowls and lead flashings.
Older buildings in small places like Woodside may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Leave it or get it looked at?
A small amount of repointing or new flaunching is normally a modest job. Leave it, and frost can work the stack loose and the job gets bigger. Outbuildings and barns around Woodside are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Checking the roof from ground level
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Have the flue swept and checked if you use the fire
- Look at the chimneys with binoculars after a storm
- Keep the report to compare against at the next survey
- Never climb onto the roof to look at a chimney
You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it’s easy to follow.
Check fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.
Woodside homes and their roofs
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. About 2.6 miles north lies St Leonard's Hill, a reminder of how long the area around Woodside has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Ascot station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For businesses in and around places such as The Lexicon, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Anyone responsible for a site like Cranbourne Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Woodside: your questions answered
Will you come out to Woodside?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Ascot station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.
How do you inspect a chimney without scaffolding?
We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Do you inspect the flue?
No. It isn’t a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.
What happens after the survey?
You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take between one and two hours at a typical home, and longer for a large or complex roof. Around Woodside, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You let us know whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Preparing for the visit
- Keep pets in another room
- If the roof is shared, arrange access with whoever manages the building
- Show us where any leaks or stains appear
