Why get it checked now?

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Around Cheapside, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book us in Cheapside

About our landlord roof survey in Cheapside

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’ve noticed leaks into upper flats and flashings that have come away, a survey will tell you what’s going on, on gutters and downpipes, blocks of flats and shared roofs alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Prices for landlord roof surveys in Cheapside

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.

Booking your survey

There’s no need for technical words. Just tell us:

  • Anything about access we should know
  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel
  • What made you get in touch

You can call us seven days a week. For a price or to book, ring 07833 053749 or send us an email.

What this survey cannot tell you

We only report what can be seen safely on the day, so there are some things a survey can’t cover:

  • Responsibility under a lease
  • A full building survey of every part of the property
  • Confirming asbestos in older roof materials

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. The full list of what we check.

What this survey covers

  • Gutters and downpipes
  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Rented houses
  • Blocks of flats

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. Somewhere as small as Cheapside, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Gather any invoices or paperwork from past roof work
  • Have any questions written down, so nothing gets missed

Landlord roof surveys in Cheapside: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 3.4 miles north lies St Leonard's Hill, a reminder of how long the area around Cheapside has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

Living close to Silwood Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Take an older house close to Church of St Michael and All Angels: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building like Cheapside CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Cheapside is about 4 miles south of Windsor, in Windsor and Maidenhead. From houses to flats and shops in Cheapside, the roof can be surveyed. Across Windsor and Maidenhead, we cover Cheapside. There is also a page for Guildford.

Postcode districts we cover here for landlord roof surveys: SL5. Whether your property is on Water Splash Lane, Dorian Drive and Cheapside Road or a nearby road, we can help. If you are just outside Cheapside, we cover Beggar's Bush (1 mile south-east), Ascot (1 mile south-west), Blacknest (1 mile south-east), Woodside (1 mile north-west) and Sunninghill (1 mile south). We also work in nearby towns like Maidenhead (8 miles north-west), Windsor (4 miles north), Boyn Hill (7 miles north-west), Cookham (10 miles north), Furze Platt (9 miles north-west) and Dedworth (4 miles north).

Around Cheapside

Around Cheapside, our work takes us to homes and buildings near Papplewick School, Charters School and Thatched Tavern Public House and the streets around them. Cheapside’s nearest station is Ascot station, roughly 1.6 miles south-west of the centre. Well-known places in the area include Heatherwood Hospital (1.8 miles west) and Berkshire Yeomanry Museum (3.9 miles north-east). For a walk, there’s Virginia Water Lake and Gracious Pond.

Tips from our surveys

Small things make a difference. Our tips:

  • Survey the roof on a regular cycle
  • Give tenants a simple way to report leaks
  • Keep the loft hatch clear and reachable
  • Have gutters and outlets cleared every year

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.

Cheapside questions

Will you come out to Cheapside?

Yes, Cheapside is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Cheapside?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Does this replace a RICS building survey?

No, it focuses on the roof. It isn’t a RICS Level 2 or 3 building survey, and it’s not a structural engineer’s report.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands as far as safe access allows.

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather, so we look at them closely.
