Storm damage roof report in Brookside: what you get

Many policies treat gusts of about 55 mph as storm conditions, but it varies by policy. Check your own policy wording. We don’t decide whether a storm met that test. Our part is recording the damage to your roof and its likely cause. Each area of damage is photographed, and the report is yours to pass on. Insurers decide claims on their own policy wording. If you are worried about gaps where slates or tiles have gone and water coming in after the storm, we can find out what’s behind it.

In a village or hamlet like Brookside, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What a storm damage roof report does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Damage hidden under coverings or inside the structure, without opening up
  • Acting for you with the insurer
  • How your policy defines a storm

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • Ridges and hips
  • Flat roofs
  • Flashings
  • Gutters and fascias
  • Chimney stacks
  • Slate and tile slopes

What affects the cost of storm damage roof reports

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Booking your survey

You do not need to know any roofing terms. It’s enough to let us know:

  • What’s prompted the survey
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The address and postcode of the property
  • Where water is showing inside, if it is

We survey roofs on weekdays and at weekends. To find a date that works for you, ring 07833 053749 or email us with the address and the days you’d prefer.

What happens on the day

Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, it typically takes roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. In a hamlet or village like Brookside, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Getting ready for the survey

Advice

Common roof problems in Brookside

Insurers often want evidence of what has been damaged and why. A written report with photos gives you something clear to pass on. The decision still rests with the insurer.

Most people get in touch after spotting one of these:

  • Torn or lifted flat roof coverings
  • Loose or broken chimney pots and cowls
  • Broken or displaced guttering
  • Damaged ridges and hips

The streets around a church such as Chapel of St Mary and St John are often among the oldest in a place, and if your home is one of the older ones nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

What’s in a roof survey

Storm damage roof reports in Brookside: local notes

About 3.2 miles north-east lies St Leonard's Hill, a reminder of how long the area around Brookside has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the roof type helps narrow down where water may be getting in.

If you look after a shop, office or commercial unit, for example near The Lexicon, finding where water is getting in quickly keeps disruption down. Take a building like Papplewick School: a leak through a large roof is often found some distance from where the water shows inside.

Lead flashings

Wind can peel back flashings at abutments and stacks. Loose or damaged flashings are photographed and noted.

Slate roofs

In high winds, slates can slip or go, frequently where nails have rusted. Our report notes moved slates and any sign of older corrosion.

FAQs for Brookside

How do I find out if my home in Brookside is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Brookside?

Yes, Brookside is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Will you walk on the roof?

Only if it’s safe. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Does your report mean my claim will be accepted?

That is not something we can promise. Insurers decide claims on their own policy wording. What we provide is an independent record of the damage.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Landlord and commercial surveys in Brookside

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Letting agents can arrange access with tenants. Surveys run seven days a week, which can make access easier.
