Electronic leak detection in The Village

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your survey before booking.

Getting in touch

You do not need to know any roofing terms. Just let us know:

  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or use the contact form.

About our electronic leak detection in The Village

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. The results come in a report with photos. If you’re worried about leaks under green or ballasted roofs and leaks showing away from the breach, we can find out what’s behind it, whatever the roof.

Somewhere as small as The Village, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. If you have questions on the day, just ask. Older rural homes like those around The Village can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. The roof is assessed to see if electronic testing will work on it.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

Before we arrive

  • Leave a clear route to the loft
  • Leave side gates unlocked
  • Keep pets inside or away from the areas we are looking at

Advice

How the survey changes by roof type

Liquid-applied waterproofing

Pinholes in a coating can let water through. Where the roof suits it, testing can find them.

EPDM rubber roofs

Whether an EPDM roof can be tested depends on the membrane and build-up. We check before we quote.

Landlords, agents and block managers in The Village

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Areas we cannot reach or that can’t be tested
  • Leaks from walls, copings or rooflights
  • The extent of water in the insulation

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Flat roof membranes
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Single-ply roofs
  • Green roofs

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The Village questions

Does a conservation area affect roof work in The Village?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to The Village?

Yes, The Village is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

Does ELD work under paving or planting?

In some cases. The layers on top and the build-up below decide it, and some may need lifting. We talk this through first.

How do you choose the testing method?

The roof decides the method. You’ll know which method we plan to use before we start.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Local flat roofs in The Village

Historic houses such as St Leonard's Hill, about 1.7 miles north, show how far back building in the area around The Village goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you let a flat or house near Windsor & Eton Central station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you look after a building such as Windsor Girls' School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

The Village is about 2 miles south of Windsor, in Windsor and Maidenhead. Whether the building in The Village is a house, a flat or a commercial unit, we can survey the roof. We cover towns and villages across Windsor and Maidenhead, large and small. There’s also a page for Guildford.
