Gutter surveys in The Village

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near The Village can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Keep pets inside or away from the areas we’re looking at
  • If it is not your property yet, arrange access through the agent
  • Show us where any leaks or stains appear

Gutter survey in The Village: what you get

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Common reasons to book are soffits marked by water and cracked or loose downpipes, on eaves gutters, parapet and box gutters and valley gutters.

Some older homes in villages like The Village are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • What’s behind fascias and inside walls
  • The inside of a downpipe along its whole length
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

What a gutter survey looks like in The Village

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses like St Leonard's Hill, about 1.7 miles north, show how far back building in the area around The Village goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Homes near green spaces such as Windsor Great Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you let a flat or house near Windsor & Eton Central station, a roof report helps you deal with small faults before they turn into a call from a tenant.

The Village questions

I let a flat near Windsor & Eton Central station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or email us with the details.

Does a conservation area affect roof work in The Village?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, phone 07833 053749 or email us.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it is safe and a drone where it applies.

What we look for on each type of roof

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check joints, brackets and the line of each run.

How we price gutter surveys

Not every roof costs the same to survey, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What to let us know when you contact us

To price your survey accurately, we will ask about:

  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them

You can call us seven days a week. To book or ask a question, phone 07833 053749 or email us.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Watch for green marks down the brickwork
  • Look for downpipes coming loose
  • Have gutters cleared at least once a year
  • Ask for valleys and parapet gutters to be cleared too

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it’s ready.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Do you need a gutter survey in The Village?

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

Typical things we are asked to look at include:

  • Soffits marked by water
  • Gutters overflowing in heavy rain
  • Blocked outlets and hoppers
  • Gutters that have fallen out of line

For site and facilities teams at buildings like Windsor Girls' School, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • Their drone registration, if they fly one
  • Their track record with similar roofs
  • What happens after the report arrives
  • What they will not be able to tell you
