Independent pre-purchase roof surveys in Winkfield

Pre-purchase roof survey in Winkfield: what you get

Book after your offer is accepted and before exchange. That’s when the findings are most useful, because nothing is binding yet. We survey on weekdays, Saturdays and Sundays, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. Typical surveys look at gutters choked with leaves and moss and loose pots and cracked flaunching, on gutters and downpipes, flat-roofed extensions and dormers and clay and concrete tiles.

Older buildings in small places like Winkfield may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • For a flat, check who is responsible for the roof
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask the agent to check the loft hatch can be opened
  • Find out whether the roof has been replaced or patched

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

Your questions about pre-purchase roof surveys in Winkfield

Is my home in Winkfield listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Winkfield in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Does the weather affect the survey?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

How long will you be at the property?

Allow about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. We will confirm what to expect when we arrange the visit.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

Pre-purchase roof surveys in Winkfield: local notes

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. With St Leonard's Hill about 2.7 miles north-east, Winkfield sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Landlords with a home close to Ascot station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For an older house near a landmark such as Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.

What we do, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. In a small place like Winkfield, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Getting ready for the survey

  • Keep pets in another room
  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building

Advice

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What we look for on each type of roof

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.

Why it’s worth a survey now in Winkfield

Lots of buyers go ahead anyway, but with their eyes open. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Around Winkfield, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.
