How a landlord roof survey works in Bray
Access needs arranging before a survey of a let or shared building. We may need to get into the loft space and some or all of the flats and residents will need to be told ahead of time. Your agent or you arrange access and we will say what we need when you book. Any part we couldn’t reach is noted in the report. Typical surveys look at loose ridge or hip tiles and damaged pots and flaunching, on blocks of flats, gutters and downpipes and converted houses.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes between one and two hours for a single let house, with blocks of flats taking longer. Cottages and farmhouses around Bray often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start by agreeing the scope, roof by roof.
- Access to flats and the loft space is arranged with you beforehand.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- We send a written report you can use to plan maintenance and budgets.
Before we arrive
- Make sure pets are kept safely away
- For a flat or shared roof, check access with the freeholder or managing agent
- Let us know about parking before the day

Do you need a landlord roof survey in Bray?
People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years, particularly on taller buildings.
A survey makes sense if you’ve noticed:
- Cracked or leaning shared chimneys
- Leaks into upper flats
- Worn ridges, hips and verges
- Gutters overflowing onto walls
The streets around a church like St Michael's Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Before you book any roof surveyor
- Is VAT included in the price?
- How they plan to inspect the roof safely
- Are they insured for the work?
- Do they have a CAA Flyer ID and Operator ID for drone work?
Rented homes, blocks and businesses

Your questions about landlord roof surveys in Bray
I let a flat near Taplow station. Can you check the roof?
Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
How do I find out if my home in Bray is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Can you survey a shared roof on a terrace or converted house?
Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.
Will you go up on the roof?
Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Can you survey in bad weather?
It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The rest of the building, as a RICS Level 2 or 3 survey would
- Responsibility under a lease
- Parts of the roof we can’t safely see or access
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

What affects the cost of landlord roof surveys
Prices always include VAT. The things that change the price are:
- The number of roofs, including extensions and garages
- The package you choose: Basic, Standard or Premium
- Roof area
- Height and safe access
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.
What we need to know
We will usually ask about:
- Whether there is a loft hatch, a shared roof or tricky access
- Any deadline, like an exchange date
- Where any leaks, stains or damp patches show inside
- The property’s address and postcode
Once you know what you need, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
Local roofs in Bray
About 1.3 miles east lies Dorney Court, a reminder of how long the area around Bray has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.
For landlords with property near Taplow station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Dorney School will know that large buildings have long gutter runs and big roofs that need checking like any other.
