New roof snagging in Bray: what you get

Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it is visible, and we look at the gutters too. The report sets out what we found with photos. We also note debris left behind and any damage to other parts of the building. If you’ve noticed missing or blocked roof ventilation and underlay not dressed into the gutter, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Bray are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Bray homes and their roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. With Dorney Court about 1.3 miles east, Bray sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For landlords with property near Taplow station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What affects the price in Bray

To price your survey, we check:

  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages
  • The roof’s overall size

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

What we need to know

What helps most when you contact us:

  • Photos of the roof, taken safely from ground level or a window
  • The type of building and roof, such as pitched or flat
  • How the loft is reached, if there is one
  • The property’s address and postcode

We confirm the price for your survey before booking, so you know where you stand. Our price is from £150, including VAT. To book, ring 07833 053749 or use the contact form.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A promise that the roof won’t leak
  • Areas out of view from every safe viewpoint
  • Legal advice on your contract

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

What this survey covers

  • Loft conversions and dormers
  • Ridges and verges
  • Flashings and valleys
  • New-build homes
  • New flat roofs
  • Replacement roofs

How the survey works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Older rural homes like those around Bray can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a photo-illustrated written report.

Before the survey

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Keep the contract and invoices together
  • Watch for drips in the loft space with care
  • Diary the defects period end date
  • Book snagging before the final payment

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.

Watch for leaks, damp or loose pieces in the first months. It is simpler to raise problems soon after the job.

Do you need new roof snagging in Bray?

Debris left behind is common after roof work. Offcuts and broken pieces frequently end up in the gutters or damage lower roofs.

These are some of the problems a survey can pick up:

  • Debris left in gutters or valleys
  • Vents that weren’t fitted or are covered
  • Gaps at new flashings
  • Gutters or fascias damaged during the job

If you live in an older home near St Michael's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to check before booking

  • How soon the report will arrive
  • Are they insured for the work?
  • What they will not be able to tell you
  • Whether any drone flown is registered with the CAA

Common questions in Bray

Do you cover Bray?

We do. Every survey there gets the same written report with photos.

Will you come out to Bray?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

What does a new roof inspection cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just call 07833 053749 or send us an email for a price.

Can you inspect the roof on a new-build home?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.

Which parts of the roof does snagging cover?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.

How do I book a survey in Bray?

To book, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Can you settle a dispute with my builder?

No, our role is to record the roof’s condition. Disputes are between you and whoever did the work, and you may want legal advice for that.

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
