About our gutter survey in Dorney
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We are often asked to look into downpipes that are split or coming away and choked outlets or hopper heads, across fascias and soffits, valley gutters and downpipes.
Older buildings in small places like Dorney may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Do you need a gutter survey in Dorney?
Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.
We are frequently asked to look at:
- Downpipes that are split or coming away
- Rotten fascias or stained soffits
- Valley or box gutters that overflow inside
- Sagging gutters and loose brackets
If you let a flat or house near Burnham station, a dated record of the roof is useful when planning maintenance across a let.

Dorney: your questions answered
Do you survey roofs for landlords with property near Burnham station?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details.
Is my home in Dorney listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
What do I do with the report?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Do you survey at weekends?
Yes. Surveys are carried out on weekdays, Saturdays and Sundays. Just phone 07833 053749 or send us an email to arrange a day.
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
What’s the best way to book?
The quickest way is to call 07833 053749 or use the contact form. Give us the address and some details about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.
What this survey can’t tell you
In fairness, there are limits to any roof survey:
- Damage hidden inside walls or behind boards
- Pipes below ground level
- Blockages deep inside downpipes
If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey before booking. The full list of what we check.

- Fascias and soffits
- Valley gutters
What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
The survey, step by step
The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Dorney needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- First, you let us know what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- We look in the loft space, where there is safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
How to prepare
- For flats, make sure roof access has been agreed
- If it is not your property yet, arrange access through the agent
- Move anything stored under the loft hatch

Advice
Tips from our surveys
A little preparation and a few simple habits help. Some pointers:
- Have gutters cleared at least once a year
- Get trees that overhang the gutters trimmed
- Look for green streaks or damp patches on walls
- Ask for valleys and parapet gutters to be cleared too
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email once it’s done.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so ask for them to be included when gutters are cleared.
Dorney homes and their roofs
Dorney Court, about 0.5 miles west, is one of the historic houses in the wider area around Dorney. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you look after a building such as Western House Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St James: old fixings, lead flashings and tall chimneys are typical of older roofs.

What affects the cost of gutter surveys
Prices vary from roof to roof, and it comes down to:
- The shape of the roof and its details
- How many separate roofs there are, such as extensions, dormers and garages
- The type of building, from a house to a block or an office
- Height and safe access
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
