Landlords, agents and block managers in Burnham

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it when booking and we will plan the survey around it.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Gutter survey in Burnham: what you get

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. If you’ve noticed valley or box gutters that overflow inside and sagging gutters and loose brackets, we can find out what’s behind it.

In a smaller place like Burnham, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

How the survey works

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we’re there. For a survey in Burnham, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

How the survey changes by roof type

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.

Local roofs in Burnham

The wider area around Burnham has a long history of building, with Dorney Court about 1.9 miles south. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take a building like The E-Act Burnham Park Academy: large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near St Peter's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What we can’t see

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Questions from Burnham

Will you come out to Burnham?

Yes, Burnham is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Burnham is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

Will you walk on the roof?

Only where it is safe to do so. We look at everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

Do I need to be at home?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

How do I book a survey in Burnham?

It’s easiest to ring 07833 053749 or email us. Tell us the address and a little about the roof. Surveys run on weekdays, Saturdays and Sundays.

When to book a survey in Burnham

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.

Things that often lead to a survey include:

  • Valley or box gutters that overflow inside
  • Overflowing eaves gutters
  • Gutters full of debris and silt
  • Soffits marked by water

If you own a rental within reach of Burnham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before you book

  • How soon the report will arrive
  • Is there a chance to talk the report through?
  • What the survey won’t cover
