Roof surveys across SL2

How a roof survey works in SL2

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on weekdays and at weekends, so it is easy to find a day that suits. We survey the roof space, natural slate and chimney stacks, and people most frequently book us about crumbling chimney pointing or cracked flaunching and lifted, split or missing lead flashings.

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at most homes, or half a day or so for a commercial building. You are welcome to ask questions while we’re there.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Landmarks near Britwell

In Britwell, that means homes and buildings near Claycots School, Church of St Mary and Caldicott School and the streets around them. You’ll also find Beechwood School (under half a mile north-east), Cocksherd Wood (0.7 miles west) and The Duke's Head Public House (within half a mile north-east). For rail, the closest station is Burnham station, about 1.2 miles south-west of the centre. A little further out are The History On Wheels Museum (2.3 miles south) and Wexham Park Hospital (2.1 miles east). For a walk, there’s Taplow Lake and Burnham Beeches.

Homes and roofs across SL2

Older homes across SL2 frequently keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.

The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in SL2 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.

Britwell: Anyone responsible for a site like Claycots School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Burnham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What this survey can’t tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Asbestos testing of any kind
  • An exact number of years the roof has left
  • What’s under the slates, tiles or felt

Common roof problems in SL2

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Problems we come across frequently include:

  • Cracked mortar along the ridge
  • Torn or sagging underlay
  • Cracked or blistered flat roof coverings
  • Slipped, cracked or missing slates and tiles

How the survey changes by roof type

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Watch for slipped slates after bad weather
  • Let us know about any leaks or stains you’ve seen
  • Find records of any re-roofing or repairs
  • Leave roof access to professionals

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

What happens if roof problems are left?

Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them.

Questions to ask before booking

  • What exactly goes into their report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether you can ask questions once you have the report
  • What the survey will not cover

Common questions in SL2

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Will the report say how many years my roof has left?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

How long does a roof survey take?

On site, it normally takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
