Flat roof survey in Britwell

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you’ve noticed blocked or damaged outlets and leaks around rooflights, we can find out what’s behind it, whatever the roof.

In smaller places like Britwell, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it. From an upstairs window, look for standing water, splits and edges coming away.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Flat roof surveys in Britwell: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Britwell has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

With Dorney Court about 2.9 miles south-west, the area around Britwell has a long history. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof. If your home is one of the older ones in the streets near Church of St Mary, the joins between later flat roofs and the old walls are where problems usually start. If you let a flat or house near Burnham station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What a survey costs

To price your survey, we look at:

  • Whether it’s a home or a commercial building
  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • The size of the roof

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Booking your survey

There is no need for technical words. Just let us know:

  • Where any leaks, stains or damp patches show inside
  • Access details, such as a loft hatch or a shared roof
  • Photos of the roof, taken safely from the ground or a window
  • When you need the report by

Once you know what you need, call 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. The survey normally takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit to a smaller place like Britwell is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Look for standing water a day after rain
  • Never stand on rooflights or fragile sheeting
  • Limit foot traffic on the covering
  • Note the date and type of any roof work

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
