Flat roof surveys in Slough

Flat roof survey in Slough: what you get

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. Typical surveys look at failed upstands where the roof meets a wall and damaged trims at the roof edge, on mastic asphalt, single-ply membranes and GRP fibreglass.

Blocks of flats in places the size of Slough usually have a shared flat roof, looked after by a managing agent, a residents’ company or the building owner. Leaks into top-floor flats are usually where trouble shows first. Finding the cause early limits the damage. Let us know who manages the building, as access to a shared roof has to be arranged.

After the visit, you get a written report with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Roof by roof

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Check from a window for ponding after heavy rain
  • Never stand on rooflights or fragile sheeting
  • Keep people off the roof unless they need to be there
  • Have the roof looked at again after a severe storm

After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Prices for flat roof surveys in Slough

Prices vary from roof to roof, for these reasons:

  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can safely be seen
  • Which survey package you book

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

When you call or email, these details help:

  • Where any leaks, stains or damp patches show inside
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where the property is, with the postcode
  • Your timetable, like an exchange date

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or drop us an email.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. In Slough, we survey everything from flats and houses to commercial buildings. Each building type brings its own access questions, from shared stairwells to locked plant rooms. Surveys can be booked for any day of the week.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Why it’s worth a survey now in Slough

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. Roofs in a place the size of Slough range from new to very old, but none of them improve with neglect. What starts as a cracked flashing or a blocked outlet becomes wet timber and stained ceilings in time.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What you get with us

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Flat roofs in Slough

Slough has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Historic houses such as Windsor Castle, about 2.1 miles south, show how far back building in the area around Slough goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Herschel Grammar School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Slough station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you run a hotel or guest house in or near Slough, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition.

Common questions in Slough

Can you look at the flat roof of a hotel or office near Slough?

Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you before the visit.

Does a conservation area affect roof work in Slough?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How long is the visit?

It typically takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.
