Flat roof survey in Colnbrook

We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. If you’re worried about leaks around rooflights and blocked or damaged outlets, we can find out what’s behind it, on mastic asphalt, felt flat roofs and GRP fibreglass alike.

In a small place like Colnbrook, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Flat roof surveys in Colnbrook: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses like Frogmore House, about 3 miles west, show how far back building in the area around Colnbrook goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Colnbrook Church of England Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you own one of the older houses in the streets near Church of St Thomas, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What a survey costs

Several things affect the price of a survey:

  • Whether thermal imaging or a drone is needed
  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it’s a home or a commercial building

All our prices include VAT. Our price is from £150, including VAT. You will know the price for the job before you book.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Any photos you have, taken from the ground or a window
  • The kind of building and roof involved
  • Your postcode, so we can check access and travel
  • Access details, such as a loft hatch or a shared roof

When you’re ready to go ahead, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Colnbrook questions

Does a conservation area affect roof work in Colnbrook?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Colnbrook?

Yes. Colnbrook is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can I check my roof myself?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

Do you need a flat roof survey in Colnbrook?

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Typical things we are asked to look at include:

  • Edge trims that have lifted or split
  • Splits, cracks and crazing
  • Blisters and bubbles in the covering
  • Failed seals around rooflight kerbs

Landlords with a home close to Sunnymeads station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Which limits apply to the survey
  • What insurance they carry

What to expect from a roof survey

How the survey changes by roof type

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.

What this survey cannot tell you

It helps to know what a survey will not do before you book:

  • Hidden layers beneath the covering
  • Whether the deck or joists are strong enough
  • Whether old sheeting or boards contain asbestos

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before booking. The full list of what we check.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You’re welcome to ask questions while we’re there. Cottages and farmhouses around Colnbrook often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Leave a clear route to the loft
  • Dig out any old roof reports or invoices
