How the survey changes by roof type

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.

Flat roof surveys for homes and businesses in Stanwell Moor

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We survey felt flat roofs, mastic asphalt and upstands and outlets, and common reasons people get in touch are leaks around rooflights and signs of deflection in the roof deck.

Older buildings in small places like Stanwell Moor may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • An exact number of years the roof has left
  • What’s under the membrane without opening it up
  • Whether old sheeting or boards contain asbestos

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Older roofs in small places like Stanwell Moor can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Advice

Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Questions from Stanwell Moor

Can you look at the flat roof of a hotel or office near Stanwell Moor?

Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.

Is Stanwell Moor within the area you cover?

Yes. Stanwell Moor is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

What happens next?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Flat and commercial roofs around Stanwell Moor

Stanwell Moor has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Frogmore House, about 4.1 miles west, is one of the historic houses in the wider area around Stanwell Moor. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Heathrow Terminal 5 Rail station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you own one of the older houses in the streets near Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

When to book a survey in Stanwell Moor

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

Here are some of the things we see often:

  • Upstands pulling away from walls
  • Leaks around rooflights
  • Splits, cracks and crazing
  • Raised blisters across the surface

Take a building like Town Farm Primary School & Nursery: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
