About our flat roof survey in Datchet

Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP frequently last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. We survey felt flat roofs, EPDM rubber and mastic asphalt, and the problems we are asked to look at most are splits, cracks and crazing and leaks around rooflights.

Outbuildings, garden rooms and garages in places like Datchet often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Datchet. For a price for a let property or a block, ring 07833 053749 or drop us an email.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

How the survey changes by roof type

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Flat roof surveys around Datchet

Within a mile and a half or so of Datchet there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Historic houses such as Frogmore House, about 1 mile south-west, show how far back building in the area around Datchet goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Datchet station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to Church of St Mary: flat-roofed rear additions and dormers added over the years are worth checking. Anyone responsible for a site like Datchet St Mary's CofE Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

To be straight with you, a roof survey has limits:

  • The condition of the deck or insulation hidden under the covering
  • Whether old sheeting or boards contain asbestos
  • Structural calculations, which need a structural engineer

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

How we price flat roof surveys

All our prices include VAT. The things that change the price are:

  • Height and safe access
  • The size of the roof
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.

Getting in touch

Some details help us recommend the right survey and price. When you contact us, it helps to mention:

  • The kind of building and roof involved
  • When you need the report by
  • The property’s address and postcode
  • What made you get in touch

Booking is simple: just call 07833 053749 or send us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

How the survey works

The visit has one job: to see as much of the flat roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. In a smaller place like Datchet, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Mention any parking restrictions on your street

How to book

We confirm the price for your survey before booking, so you know where you stand. Prices start from £150, including VAT. To book, phone 07833 053749 or email us.

FAQs for Datchet

Can you look at the flat roof of a hotel or office near Datchet?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.

Will you come out to Datchet?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
