Datchet Pre-Purchase Roof Survey
Pre-purchase roof surveys in Datchet from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and the South East.
- A ridge or slope that dips
- Loose pots and cracked flaunching
- Ponding, blisters or splits on a flat roof
How a pre-purchase roof survey works in Datchet
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both. If you’ve noticed flashings that have lifted or split and roof slopes that look uneven or sagging, a survey will tell you what’s going on, whatever the roof.
Smaller places like Datchet frequently have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in Datchet or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Landlord and commercial surveys in Datchet
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey seven days a week, which can make access easier.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Look for fresh paint on upstairs ceilings at viewings
- Book once your offer is accepted
- Request records of any re-roofing
- Ask for loft access on the day
The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.
Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
Datchet questions
Is my home in Datchet listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Can you fly a drone over a roof in Datchet?
It depends on the exact address and the weather on the day. The flight restriction zone around Heathrow Airport comes within about 1 mile of Datchet. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How do I arrange a pre-purchase roof survey in Datchet?
It is easiest to ring 07833 053749 or drop us an email. Give us the address and some details about the roof. Surveys run seven days a week.
Do you work in Datchet?
Yes. Our area covers London and South East England, Datchet included.
What a pre-purchase roof survey looks like in Datchet
The flight restriction zone around Heathrow Airport comes within about 1 mile of Datchet. Where the drone is part of the survey, the exact boundary is checked for the address first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.
For landlords with property near Datchet station, a written report helps before buying a rental or paying for a new roof on one. Take an older house close to Church of St Mary: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What we look for on each type of roof
Chimney stacks
A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack.
How the survey works
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. In a smaller place like Datchet, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from every safe viewpoint, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before we arrive
- For flats, make sure roof access has been agreed
- Note where any stains or damp appear
- Let us know about parking before the day

Related advice
When to book a survey in Datchet
Chimneys take the worst of the weather. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.
Problems we come across often include:
- Gutters that overflow or drip at the joints
- Slipped or missing slates and tiles
- Quick fixes on flashings and valleys
- Cracked flaunching or crumbling chimney pointing
With Frogmore House about 1 mile south-west, the area around Datchet has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
What to check before booking
- Are they insured for the work?

- What happens after the report arrives
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
