Pre-purchase roof surveys for homes and businesses in Ditton
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. We survey chimney stacks, gutters and downpipes and lead flashings and valleys, and common reasons people get in touch are sagging ridge lines or uneven roof slopes and gutters choked with leaves and moss.
Some older homes in villages like Ditton are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Ditton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- You receive a written report with photos and recommendations to read before exchange.

Advice
FAQs for Ditton
Is my home in Ditton listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Can you fly a drone over a roof in Ditton?
The answer turns on the exact location and the conditions on the day. The flight restriction zone around Heathrow Airport comes within about 1 mile of Ditton. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
How long will you be at the property?
Allow an hour or two at a typical house, with time for the loft where it can be reached. We will give you an idea of timing as you book.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
Pre-purchase roof surveys around Ditton
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. The wider area around Ditton has a long history of building, with Frogmore House about 1.7 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you own a rental within reach of Datchet station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What we are asked to look at in Ditton
A chimney stack stands out in the wind and rain. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.
Here are some of the things we see often:
- Patch repairs that may hide an ongoing problem
- Damp timbers or stains in the loft
- Gutters that overflow or drip at the joints
- Blistered or split felt on a flat roof
The streets around a church such as St Francis Assisi are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Choosing a roof surveyor
- What the report includes, and whether it has photographs
- How long they’ve been surveying roofs
- How they plan to inspect the roof safely
- Whether the price includes VAT
What a pre-purchase roof survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether timbers meet design loads
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the house (that is a RICS home survey)

What we look for on each type of roof
Lead flashings and valleys
Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. We photograph any that need work.
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.
Landlord and commercial surveys in Ditton
Freeholders and residents’ companies use a roof report to plan and budget.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.
