Pre-purchase roof survey in Burnham

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. Typical surveys look at cracked flaunching or crumbling chimney pointing and standing water on a flat extension roof, on natural slate, chimney stacks and lead flashings and valleys.

Around Burnham, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step

We do not take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. The survey normally takes between one and two hours for a house, though large, tall or awkward roofs take more time. Being in a smaller place like Burnham doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed beforehand.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • If you’re buying, check with the agent that we can get in
  • Check the loft hatch can be reached

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.

We survey roofs for letting agents and landlords as well as householders. A photo-illustrated written report gives you a clear record of the roof.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • How a seller will respond, or what the house is worth
  • A structural engineer’s report
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. The full list of what we check.

  • The roof space
  • Lead flashings and valleys
  • Chimney stacks
  • Natural slate
  • Gutters and downpipes
  • Clay and concrete tiles

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Share the report with your solicitor
  • Tell us your exchange date when you book
  • Ask for loft access on the day
  • Look for fresh paint on upstairs ceilings at viewings

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

Your questions about pre-purchase roof surveys in Burnham

Do you cover smaller places like Burnham?

We do. A small place gets exactly the same survey as a big one.

Is my home in Burnham listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

What a pre-purchase roof survey looks like in Burnham

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

With Dorney Court about 1.9 miles south, the area around Burnham has a long history. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. Take an older house close to St Peter's Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

When to book a survey in Burnham

A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which can affect how any work is arranged.

Signs worth acting on include:

  • Quick fixes on flashings and valleys
  • Gutters choked with leaves and moss
  • Blistered or split felt on a flat roof
  • Lead that has worked loose at a wall or chimney

For landlords with property near Burnham station, a written report helps before buying a rental or paying for a new roof on one.

Before you book anyone

  • What follow-up you get after the report
  • What insurance they carry
  • What’s outside the scope of the survey
  • How long they’ve been surveying roofs

What to expect from a roof survey

What we look for on each type of roof

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack.
