Pre-purchase roof surveys near Langley

What happens on the day

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. You are welcome to ask questions while we are there. Some parts of a survey depend on the weather, so a visit to Langley is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • For flats, make sure roof access has been agreed
  • If you are buying, let the agent know when we’re coming
  • Note where any stains or damp appear

Pre-purchase roof survey in Langley: what you get

Book after your offer is accepted and before exchange. That is when the findings are most useful, because nothing is binding yet. We survey on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey gutters and downpipes, natural slate and clay and concrete tiles, and the problems we are asked to look at most are cracked flaunching or crumbling chimney pointing and ponding, blisters or splits on a flat roof.

In a smaller place like Langley, some houses face open ground, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you’re buying or signing off new work, those edges deserve a proper look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Different roofs, different checks

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • The condition of the rest of the house (that’s a RICS home survey)
  • What’s under the slates, tiles or felt
  • How a seller will respond, or what the house is worth

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Gutters and downpipes
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Natural slate
  • The roof space
  • Chimney stacks
  • Lead flashings and valleys

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Why act early in Langley

A mortgage valuation isn’t a roof survey. Its job is to check the property’s value for the mortgage, and it will not look closely at the roof. Our survey is done for you, and the report is written for you to use. Arranging work in a smaller place like Langley is easier with notice than in an emergency. A survey gives you that notice.

To find out what your survey will cost, phone 07833 053749 or email us and tell us about the roof. We will confirm the figure before booking.

Local roofs and buyers in Langley

Windsor Castle, about 2.7 miles south-west, is one of the historic houses in the wider area around Langley. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

Your questions about pre-purchase roof surveys in Langley

Can you fly a drone over a roof in Langley?

That depends on where the roof is and on the weather. Langley is about 2 miles from the edge of the flight restriction zone around Heathrow Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The flight also waits for calm, dry weather.

Is my home in Langley listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How long does a pre-purchase roof survey take?

It usually takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

How experienced are you?

More than 5,000 surveys over 20+ years.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.
