Do you need new roof snagging in Langley?

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

Look out for signs like these:

  • Underlay not dressed into the gutter
  • Tiles or slates sitting out of line
  • Offcuts and broken tiles left behind
  • Cracked lower roofs or marked walls after the work

The streets around a church like St Mary the Virgin Church are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions to ask before booking

  • What the survey won’t cover
  • Will they check the loft as well as the outside?
  • Their track record with similar roofs
  • Their report turnaround times

What to expect from a roof survey

New roof snagging in Langley

A new roof is a big spend, so it is worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the new roof and around it. You get a report with photos to share with your roofer. We’re independent of the roofer who did the job. We are often asked to look into broken coverings left on a new roof and verge tiles or slates not secured, across ridges and verges, loft conversions and dormers and new flat roofs.

Bungalows, chalet bungalows and older cottages are common in smaller places like Langley, and many have been extended or had dormers added. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you’re buying in Langley or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

What affects the cost of new roof snagging

Several things affect the price of a survey:

  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can be seen safely

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

Here’s what helps us most when you get in touch:

  • The type of building and roof, like pitched or flat
  • Any deadline, like an exchange date
  • What’s prompted the survey
  • Where the property is, with the postcode

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or use the contact form.

How the survey works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes an hour or two for most houses, and about three to four hours for a commercial roof. Homes around Langley frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Before the survey

  • Check we can get to the back of the property
  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices

Flashings

Poorly finished flashings often show up on new roofs. They’re recorded with photos.

Clay and concrete tiles

Tiles that don’t sit flat can let rain in. Any that look wrong go in the report.

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Put any issues to your roofer in writing
  • Note the end of any warranty or defects period
  • Keep the contract and invoices together
  • Book snagging before the final payment

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.

Watch for leaks, damp or loose pieces in the first months. It is simpler to raise problems soon after the job.

What new roof snagging looks like in Langley

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses such as Windsor Castle, about 2.7 miles south-west, show how far back building in the area around Langley goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

If you let a flat or house near Langley station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Common questions in Langley

Do you carry out roof surveys in Langley?

We do. The survey and report are the same in Langley as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Langley?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How do I arrange new roof snagging in Langley?

Simply call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

What do you check on a new roof?

All the parts of the roof we can see safely, from the ridge and verges down to the eaves and gutters. We look in the loft where it is safe, and we note any mess or damage left after the work.

Do you get involved if the roofer disagrees with the report?

No, we report on the roof and do not take sides. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.

Do you climb onto every roof?

Only if it is safe. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What we cannot see

In fairness, a roof survey has limits:

  • Nails and clips under the slates or tiles
  • Areas out of view from every safe vantage point
  • Settling a dispute with your roofer or builder
