How the survey changes by roof type

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. With a drone, nobody has to go near them.

Chimney stacks

Chimney tops are hard to see from ground level. Close-up photos show the pots, flaunching, pointing and flashings.

Drone roof survey in Langley

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. We never fly where it is not safe. We’re often asked to look into debris building up in hidden gutters and storm damage on steep or tall roofs, on tall and steep roofs, flat roofs on upper floors and fragile roofs.

Around Langley, lots of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from the ground.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Useful tips for Langley property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Keep a clear space in the garden or drive for take-off
  • Shut pets inside while we fly
  • Tell us the exact address when booking
  • Allow for a change of day in poor weather

The Premium Survey report comes the same day. Drone photos are included where we could fly.

Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Langley questions

Can you fly a drone over a roof in Langley?

Usually it comes down to two things: the airspace at the address and the weather. The flight restriction zone around Heathrow Airport comes within about 2 miles of Langley. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. High wind or heavy rain also stops a small drone flying.

Does a conservation area affect roof work in Langley?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you need to get into the loft?

Typically, if there is one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Will you go up on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How do I arrange a drone roof survey in Langley?

The quickest way is to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will recommend the right survey. We survey on weekdays and at weekends.

Flying and imaging in Langley

The flight restriction zone around Heathrow Airport comes within about 2 miles of Langley. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

Take an older house close to St Mary the Virgin Church: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps. With Windsor Castle about 2.7 miles south-west, the area around Langley has a long history. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition. If you look after a building such as The Langley Academy Primary, a view from above covers a wide roof far faster than walking it.

What we do, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. With a bit of garden around a house, as there often is around Langley, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. We start by checking the airspace and any restrictions at your address.
  2. If permission is needed, we ask for it ahead of the visit.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. You receive a written report with photos and recommendations.
