Flat roof survey in Langley, Slough
Surveys of flat roofs on homes, extensions and commercial buildings across Langley, with drones and thermal imaging where they help. Get in touch for a price.
- Upstands pulling away from walls
- Dips that suggest the deck is deflecting
- Cracked or split membrane
Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Flat roof survey in Langley: what you get
Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. Common reasons to book are failed upstands where the roof meets a wall and blistering in felt or asphalt, on felt flat roofs, upstands and outlets and single-ply membranes.
Outbuildings, garden rooms and garages in places like Langley frequently have flat roofs of their own. They’re rarely looked at until something gets wet. It’s worth mentioning them when you book, so the visit can include them. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for a house, though large, tall or awkward roofs take more time. In a smaller place like Langley, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Getting ready for the survey
- Clear the way to the loft hatch
- Let us know about parking near the property
- For a flat or shared roof, check access with whoever owns or manages the building

Advice
When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- A structural engineer’s assessment of the deck
- Parts of the roof that are not safe to walk on or view
- Asbestos testing, which needs a specialist asbestos surveyor
If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.
What we look at
- GRP fibreglass
- Felt flat roofs
- EPDM rubber
- Single-ply membranes

Local flat roofs in Langley
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Windsor Castle, about 2.7 miles south-west, is one of the historic houses in the wider area around Langley. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
If you let a flat or house near Langley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like The Langley Academy Primary will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you live in an older home near St Mary the Virgin Church, the flat roofs on later extensions tend to wear out long before the main roof.

Tips that help
There is plenty you can do without going near the roof. What helps most:
- Keep clear of rooflights and fragile roof sheets
- Note any new marks on ceilings beneath the roof
- Keep records of when the roof was laid and what work has been done
- Check new fixings through the roof are properly sealed
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Common questions in Langley
Does a conservation area affect roof work in Langley?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Langley?
Yes, Langley is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
How long is the visit?
It usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email, on the timescale of your package.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks normally begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Do you take photos of the roof?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Is a flat roof survey the same as a building survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
How the survey changes by roof type
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Mastic asphalt
Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.
Leave it or get it looked at?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. In a smaller place like Langley, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
