Flat roof surveys for George Green homes and businesses

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

About our flat roof survey in George Green

Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or send us an email with the address and a rough idea of the roof area. If you’ve noticed standing water left after rain and cracked or split membrane, a survey will tell you what’s going on.

Older buildings in small places like George Green may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Flat roofs in George Green

The wider area around George Green has a long history of building, with Windsor Castle about 3.3 miles south-west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For site and facilities teams at buildings like Wexham Court Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For an older house near a landmark such as Parish Church of St Mary, the flat roofs on later extensions tend to wear out long before the main roof.

How we price flat roof surveys

Prices always include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone
  • Whether it’s a home or a commercial building
  • The number of roofs, including extensions and garages

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

Booking your survey

These details help when you get in touch:

  • The type of building and roof, like pitched or flat
  • The address and postcode of the property
  • Your timetable, like an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • The condition of the deck or insulation hidden under the covering
  • An exact number of years the roof has left
  • Asbestos testing, which needs a specialist asbestos surveyor

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What we check

  • Upstands and outlets
  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs

What we’re asked to look at in George Green

Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

We’re often asked to look at:

  • Gaps at upstands and abutments
  • Blistering in felt or asphalt
  • Loose or cracked edge trims
  • Dips that suggest the deck is deflecting

If you run a business near The Pavilions, flat roofs over shops and units are easy to forget until water comes through a ceiling.

What to check before booking

  • Whether the loft is part of the inspection
  • How much experience they have with roofs like yours
  • Is there a chance to talk the report through?
  • What they will not be able to tell you

What a good roof survey covers

George Green: your questions answered

Does a conservation area affect roof work in George Green?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in George Green?

Yes, George Green is one of the places we work. Every survey there gets the same written report with photos.

Do you go up onto the roof?

It depends on what’s safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Should I worry about standing water on my flat roof?

Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Does the survey cover asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours for a house, and more on a big or complicated roof. For a village or hamlet like George Green, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Leave side gates unlocked
  • Buyers: confirm access with the estate agent or seller
