Independent pre-purchase roof surveys in Wexham Court

Pre-purchase roof surveys for homes and businesses in Wexham Court

We survey roofs for buyers in Wexham Court and across London and South East England. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or email us. We survey flat-roofed extensions and dormers, the roof space and gutters and downpipes, and people most frequently book us about a ridge or slope that dips and worn or lifted lead flashings.

For a small place like Wexham Court, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How it works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Older rural homes like those around Wexham Court can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

What we can’t see

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Whether timbers meet design loads
  • Whether the price should change, which is between you and the seller
  • Asbestos testing of any kind

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Clay and concrete tiles
  • Natural slate
  • Gutters and downpipes
  • Lead flashings and valleys
  • The roof space
  • Flat-roofed extensions and dormers
  • Chimney stacks

Wexham Court questions

Do you cover Wexham Court?

We do. The survey and report are the same in Wexham Court as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Wexham Court is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or email us.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

Should I get a roof survey as well as a RICS home survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Leave it or get it looked at?

Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in. In a place like Wexham Court, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

What a pre-purchase roof survey looks like in Wexham Court

Historic houses such as Windsor Castle, about 3.4 miles south, show how far back building in the area around Wexham Court goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If your house is among the older ones in the streets near Parish Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What we’re asked to look at in Wexham Court

A chimney stack stands out in the wind and rain. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.

Most people get in touch when they’ve noticed one of these:

  • Loose pots and cracked flaunching
  • Ponding, blisters or splits on a flat roof
  • Sagging ridge lines or uneven roof slopes
  • Bitumen or mortar used in place of proper repairs

For landlords with property near Slough station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What’s in a roof survey

Checking the roof from ground level

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
