Pre-Purchase Roof Survey in Middlegreen
A roof survey before you buy a house or flat in Middlegreen, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Gaps where slates or tiles have come loose
- Bitumen or mortar used in place of proper repairs
- Loose pots and cracked flaunching
What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations (that is a structural engineer’s job)
- A valuation or a promise of a lower price
- Anything beyond the roof, which a full home survey covers
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.
What we check
- Chimney stacks
- Natural slate
- Clay and concrete tiles
- Lead flashings and valleys
- Gutters and downpipes
- Flat-roofed extensions and dormers
- The roof space
How a pre-purchase roof survey works in Middlegreen
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a close look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. If you’ve noticed signs of past leaks inside the loft and standing water on a flat extension roof, we can find out what’s behind it, whatever the roof.
Somewhere as small as Middlegreen, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Do you need a pre-purchase roof survey in Middlegreen?
Rear extensions, dormers and garages frequently have flat roofs. A felt roof often lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.
We’re frequently asked to look at:
- Slates or tiles that have slipped or gone
- Signs of past leaks inside the loft
- Flashings that have lifted or split
- Blocked or leaking gutters
For an older house near a landmark such as St Mary the Virgin Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
Questions to ask before booking
- What the survey won’t cover
- Do they have a CAA Flyer ID and Operator ID for drone work?
- When you’ll get the report
- Whether you can ask questions once you have the report
What happens if roof problems are left?
A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. A roof survey is carried out for the buyer, and the report is written for you to use. In a small place like Middlegreen, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Your questions about pre-purchase roof surveys in Middlegreen
Is Middlegreen within the area you cover?
Yes, Middlegreen is on our map. A small place gets exactly the same survey as a big one.
Is my home in Middlegreen listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you need to get into the loft?
Where possible, yes. We look in the loft space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.
Is this the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Tell us about it when booking and we will plan the survey around it.
Do I need a roof survey if I’m having a RICS survey?
It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
What a survey costs
A few things affect what a survey costs:
- How tall the building is and how easy the roof is to see
- Extensions, dormers and garages with roofs of their own
- Any need for thermal images or a drone flight
- The shape of the roof and its details
To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. We’ll confirm the figure before booking.
Getting in touch
Before you get in touch, it helps to have:
- How the loft is reached, if there is one
- Any photos you have, taken from the ground or a window
- What’s prompted the survey
- The style of property, from a terrace to a block
Once you know what you need, call 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.

What happens on the day
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes about 1–2 hours for most houses, and longer for a large or complex roof. Somewhere like Middlegreen needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Preparing for the visit
- Keep pets out of the way during the survey
- Note where any stains or damp appear
- Clear the way to the loft hatch
