Burnham questions

I let a flat near Burnham station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need.

How do I find out if my home in Burnham is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Why is my chimney breast damp?

There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We check each one and note the most likely cause.

How can you see the top of the stack?

We inspect from wherever is safe: from the ground, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where it applies. If part of a stack can’t be seen, the report says so.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

How do I arrange a chimney survey in Burnham?

The quickest way is to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll take it from there. Surveys run on any day of the week.

About our chimney survey in Burnham

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at whatever is safely visible and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a report with photos and what we recommend. Common reasons to book are worn or missing pointing and a chimney out of line, across flaunching, shared and party-wall stacks and brick chimney stacks.

In a smaller place like Burnham, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is. The fixings under an older roof frequently fail before good slates or tiles do.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

Different roofs, different checks

Flaunching

Cracked flaunching is one of the most common chimney defects we record. It’s normally a modest repair when it is caught early.

Chimney breasts and the loft

Damp patches on chimney breasts often point to a problem above. We check them and at the stack in the loft where there’s safe access.

What a survey costs

When we price a survey, we consider:

  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can be seen safely

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

To price your survey accurately, we will ask about:

  • When you need the report by
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property

Booking is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll suggest the right survey. The price is agreed up front.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or drop us an email with the addresses.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours at most homes, with bigger or more complicated roofs taking longer. A visit to a smaller place like Burnham is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft
  • For a flat or shared roof, check access with the freeholder or managing agent

How to book

You can call us seven days a week. For a price or to book, call 07833 053749 or drop us an email.

Common roof problems in Burnham

Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.

A survey makes sense if you’ve noticed:

  • Frost-damaged brickwork on the stack
  • Signs that a stack is leaning
  • Gaps where the stack meets the roof
  • Damp patches on chimney breasts

For landlords with property near Burnham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before booking any roof surveyor

  • How much experience they have with roofs like yours
  • What the report includes, and whether it has photographs
  • Their insurance cover
  • What’s outside the scope of the survey

What to expect from a roof survey

Chimney surveys around Burnham

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses like Dorney Court, about 1.9 miles south, show how far back building in the area around Burnham goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near St Peter's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Living close to Haymill Valley is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
