Roof survey in Burnham

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. If you’re worried about leaning or weathered chimney stacks and slates or tiles that have slipped or broken, a survey will tell you what’s going on, whatever the roof.

Houses in smaller places like Burnham can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. Most surveys take an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. In a smaller place like Burnham, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You tell us about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Have keys ready for side gates, garages or roof access doors
  • Move anything stored under the loft hatch

Advice

Different roofs, different checks

Natural slate

From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Signs you need a roof survey in Burnham

Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.

Signs worth acting on include:

  • Debris building up in roof valleys
  • Water stains on rafters and ceiling joists
  • Leaning or weathered chimney stacks
  • Loose ridge or hip tiles

Take a building like The E-Act Burnham Park Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • How they plan to inspect the roof safely
  • Whether they hold professional indemnity and public liability insurance
  • Whether the loft is part of the inspection
  • Is VAT included in the price?

What a good roof survey covers

Burnham questions

Can a landlord with a rental near Burnham station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Will you come out to Burnham?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or use the contact form.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.

How long does a roof survey take?

It typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Honest limits

It helps to know what a survey will not do before booking:

  • How the roof will behave in every kind of weather
  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and doesn’t.

What this survey covers

  • Lead flashings
  • Flat roofs
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • The roof space
  • Natural slate
  • Chimney stacks

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Look for debris in the garden after high winds
  • Keep a record of damp patches and dates
  • Clear the loft hatch area before we arrive
  • Stay off ladders and the roof

We email the report to you, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Roofs, chimneys and gutters in Burnham

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. The wider area around Burnham has a long history of building, with Dorney Court about 1.9 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you live near a park such as Haymill Valley, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.
