Roof surveys for Rose Hill homes and businesses

How a roof survey works in Rose Hill

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We survey lead flashings, clay and concrete tiles and the roof space, and common reasons people get in touch are gaps in the roof where coverings have gone and cracked mortar along the ridge.

In a village or hamlet like Rose Hill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens if roof problems are left?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. In a place like Rose Hill, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the report isn’t charged as an extra. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What affects the cost of roof surveys

Several things affect the price of a survey:

  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • How big the roof is
  • How tall the building is and how easy the roof is to see

For a price for your roof in Rose Hill, ring 07833 053749 or use the contact form and let us know about the roof. We will confirm the figure before booking.

Booking your survey

A few details help us point you to the right survey and price. When you contact us, tell us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Photos of the roof, taken safely from the ground or a window
  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Once you know what you need, call 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

When to book a survey in Rose Hill

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Things that frequently lead to a survey include:

  • Gaps in the roof where coverings have gone
  • Torn or sagging underlay
  • Gutters that overflow in heavy rain
  • Worn or blocked valleys

If you let a flat or house near Taplow station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What’s in a roof survey

Common questions in Rose Hill

Do you survey roofs for landlords with property near Taplow station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Rose Hill listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Rose Hill homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Cliveden, about 1 mile north-west, is one of the historic houses in the wider area around Rose Hill. Older homes in the area may have roofs that need matching materials when work is done. Living close to Cocksherd Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Rose Hill is about 3 miles north-east of Maidenhead, in Slough. We carry out roof surveys in Rose Hill for houses, flats, blocks and commercial buildings. Across Slough, we cover Rose Hill. You can also see our page for Reading.

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

What this survey can’t tell you

It’s useful to know what a survey won’t do before you book:

  • How the roof will behave in every kind of weather
  • Walls, floors and services below the roof
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. The full list of what we check.

What we look at

  • Natural slate
  • Ridges, hips and valleys
  • Flat roofs
  • Lead flashings
  • Chimney stacks
  • Clay and concrete tiles
  • The roof space

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about one to two hours for most homes, depending on how many separate roofs there are. Older roofs in small places like Rose Hill can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

How to prepare

  • Clear the way to the loft hatch
  • Note where any stains or damp appear
  • Leave side gates unlocked
