How a roof survey works in Datchet

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We’re often asked to look into torn or sagging underlay and crumbling chimney pointing or cracked flaunching, across flat roofs, ridges, hips and valleys and the roof space.

Houses in smaller places like Datchet can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Tips from our surveys

Small things make a difference. Some pointers:

  • Take photos of any leaks as they happen
  • Clear the loft hatch area before we arrive
  • Keep the report with your property records
  • Have details of recent roof work to hand

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

For landlords and managing agents

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on any day of the week, which can make access easier.

FAQs for Datchet

Can a landlord with a rental near Datchet station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and tell us about the building.

Does a conservation area affect roof work in Datchet?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How we price roof surveys

Several things affect the price of a survey:

  • The height of the building and how the roof can safely be seen
  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

If you can, have these to hand when you contact us:

  • What’s prompted the survey
  • When you need the report by
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one

A quick phone call is normally the easiest start: ring 07833 053749 or use the contact form. You’ll have a price before anything is arranged.

Roof by roof

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.

Lead flashings and valleys

Flashings and valleys are where many leaks start. That’s why we look at them closely.

What happens on the day

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two for most homes, depending on how many separate roofs there are. In a smaller place like Datchet, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • Have any paperwork from past roof work to hand
  • Tell us where we can park nearby

Common roof problems in Datchet

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Things that frequently lead to a survey include:

  • Blocked, sagging or leaking gutters
  • Water stains on rafters and ceiling joists
  • Cracked mortar along the ridge
  • Loose chimney pots

Take an older house close to Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before you book

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • When you’ll get the report
  • Will the report include photos?
  • Their insurance cover

What’s in a roof survey

Roofs, chimneys and gutters in Datchet

Datchet is about 1 mile from the edge of the flight restriction zone around Heathrow Airport. If your survey includes the drone, the exact boundary is checked for the address first. The wider area around Datchet has a long history of building, with Frogmore House about 1 mile south-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Trees in and around Home Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you let a flat or house near Datchet station, the gap between tenancies is a good time to have the roof looked at.
