How a roof survey works in Old Windsor

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We’re frequently asked to look into slipped, cracked or missing slates and tiles and ponding, splits or blisters on flat roofs, on ridges, hips and valleys, the roof space and clay and concrete tiles.

Houses in smaller places like Old Windsor can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Honest limits

It is a careful look at the roof, not the whole story. The main limits are:

  • Faults hidden behind ceilings or boarding
  • An exact number of years the roof has left
  • The condition of the rest of the building (that is a RICS home survey)

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. A visit to Old Windsor is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors
  • For a flat or shared roof, check access with the freeholder or managing agent

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

FAQs for Old Windsor

Is Old Windsor within the area you cover?

Yes. Old Windsor is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Old Windsor?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

What a survey costs

Prices always include VAT. The things that change the price are:

  • The shape of the roof and its details
  • The height of the building and how the roof can safely be seen
  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What we need to know

What helps most when you contact us:

  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one
  • The address and postcode of the property

Getting a price is simple: just phone 07833 053749 or drop us an email, let us know about the property and we will recommend the right survey. The price is agreed up front.

Old Windsor homes and their roofs

About 1.3 miles north-west lies Frogmore House, a reminder of how long the area around Old Windsor has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building like King's Court First School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Sunnymeads station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you own one of the older houses in the streets near St Luke, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Watch for slipped slates after bad weather
  • Move stored items away from the loft hatch
  • Keep a record of damp patches and dates
  • File the report with your home documents

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.

What we look for on each type of roof

Natural slate

Slate is common on older homes in London and the South East. Widespread slipping typically points to corroded nails, which we describe in the report.

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too.
