FAQs for Old Windsor
I let a flat near Sunnymeads station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details.
How do I find out if my home in Old Windsor is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What does a gutter survey cost?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just ring 07833 053749 or email us for a price.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Do you check valley and parapet gutters?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and we’ll note that in the report.
When does the report arrive?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Gutter surveys for homes and businesses in Old Windsor
Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so. The next step is suggested too. Typical surveys look at sagging gutters and loose brackets and overflowing valley or parapet gutters, across fascias and soffits, parapet and box gutters and valley gutters.
In a smaller place like Old Windsor, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
We keep jargon out of it: where something needs attention, it says so plainly.

Checking the roof from the ground
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Signs you need a gutter survey in Old Windsor
Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.
A survey makes sense if you’ve noticed:
- Fascia boards damaged by overflowing water
- Brackets that have dropped or snapped
- Leaves and moss blocking gutters
- Overflowing valley or parapet gutters
Homes near green spaces such as Windsor Great Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
Questions to ask before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Their track record with similar roofs
- What they won’t be able to tell you
- How soon the report will arrive
Gutter surveys in Old Windsor: local notes
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 1.3 miles north-west lies Frogmore House, a reminder of how long the area around Old Windsor has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Anyone responsible for a site like King's Court First School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Sunnymeads station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Different roofs, different checks
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it’s safe to see.
Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Leave gutter checks at height to someone equipped for it
- Don’t leave hidden gutters out of a clear-out
- Check downpipe clips are holding
- Look for green streaks or damp patches on walls
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.
Get the gutters cleared every year or more often near trees. The best time is typically after the leaves have dropped. Clean gutters can do their job.
What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Some parts of a survey depend on the weather, so a visit to Old Windsor is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- A photo-illustrated written report and recommendations follows.
