Why act early in Old Windsor

A visual inspection can miss tiny holes. Electronic testing can find breaches you can’t see by eye, on suitable membranes. In a smaller place like Old Windsor, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Why us?

  • Thermal imaging and drone inspection where they help
  • More than 20 years surveying roofs
  • Surveys seven days a week

About our electronic leak detection in Old Windsor

There are different ELD methods. Low-voltage methods typically need a wet roof surface and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof, and we will explain our choice. We’ll say if your roof doesn’t suit either method before any testing starts. If you are worried about new membranes needing a check before handover and repairs that haven’t stopped the leak, we can find out what’s behind it, on single-ply roofs, roof terraces and balconies and flat roof membranes alike.

In smaller places like Old Windsor, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let plenty of water into the room below. What it’s covered in, and how well it was laid, decides what it needs. Ponding, splits and lifting edges are the signs to look for from a window.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Your questions about electronic leak detection in Old Windsor

Do you cover smaller places like Old Windsor?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Old Windsor?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you survey at the weekend?

We carry out surveys seven days a week. To find a day that suits you, phone 07833 053749 or email us.

What is electronic leak detection?

It uses an electrical current to find breaches in a flat roof membrane. The current only gets through where the membrane is breached, which shows us where the hole is.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What we look for on each type of roof

Liquid-applied waterproofing

Small holes in liquid waterproofing may leak. Where the roof suits it, testing can find them.

Bituminous membranes

Bituminous roofs often have laps and old repairs that can leak. We test where the roof suits it.

What we are asked to look at in Old Windsor

When the membrane is buried, holes cannot be seen at all. ELD can work on some covered roofs, depending on the build-up.

We’re frequently asked to look at:

  • Breaches around outlets and penetrations
  • Leaks showing away from the breach
  • Leaking laps in the waterproofing
  • Leaks through a flat roof with no obvious cause

For site and facilities teams at buildings such as King's Court First School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will the report include photos?
  • Whether the loft is part of the inspection
  • How soon the report will arrive

What to expect from a roof survey

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

The survey, step by step

The visit has one job: to see as much of the flat roof membrane as can be seen safely and record it clearly. Notes and photos go into the written report. It typically takes a length of time set by the membrane area and the build-up, which we’ll explain when we quote. Homes around Old Windsor often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. You tell us about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

How to prepare

  • Mention any parking restrictions on your street
  • Agree roof access with the managing agent if it’s shared
  • Have any questions written down, so nothing gets missed

Booking a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

Advice

Electronic leak detection in Old Windsor: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. With Frogmore House about 1.3 miles north-west, Old Windsor sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you let a flat or house near Sunnymeads station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take an older house close to St Luke: flat-roofed rear additions and dormers added over the years are worth checking.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Get leaks traced quickly
  • Keep a note of leaks after rain
  • Let us know about the membrane and build-up if you know it
  • Clear flat roof outlets regularly

Where the evidence points to walls, copings or rooflights, we will note it, with a suggestion of what to check next.

Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.
