Pre-purchase roof surveys for Old Windsor homes and businesses

Buying a home or a new roof in Old Windsor

With Frogmore House about 1.3 miles north-west, Old Windsor sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. The flight restriction zone around Heathrow Airport comes within about 1 mile of Old Windsor. Where the drone is part of the survey, the exact boundary is checked for the address first.

For an older house near a landmark such as St Luke, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. For landlords with property near Sunnymeads station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Pre-purchase roof survey in Old Windsor

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. All three include a written report with photos and recommendations. We survey gutters and downpipes, the roof space and clay and concrete tiles, and common reasons people get in touch are cracked flaunching or crumbling chimney pointing and old water stains in the roof space.

In a smaller place like Old Windsor, some houses face open ground, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather normally shows first. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

Different roofs, different checks

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it’s a target for thieves.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.

How we price pre-purchase roof surveys

Several things affect the price of a survey:

  • Extensions, dormers and garages with roofs of their own
  • Roof area
  • The height of the building and how the roof can be seen safely
  • Basic, Standard or Premium

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.

What to tell us when you get in touch

We will normally ask about:

  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from ground level or a window
  • The kind of building and roof involved
  • Any marks or damp showing indoors

A quick phone call is typically the easiest start: phone 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

How the survey works

We do not take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. Most visits take between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. A visit to a smaller place like Old Windsor is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey

Common questions in Old Windsor

Can you fly a drone over a roof in Old Windsor?

That depends on where the roof is and on the weather. The flight restriction zone around Heathrow Airport comes within about 1 mile of Old Windsor. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Strong wind or a downpour also stops a small drone flying, and the rest of the survey does not depend on the drone.

How do I find out if my home in Old Windsor is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

Can I use the report to negotiate on price?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. We cannot promise how the seller will respond.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How do I arrange a pre-purchase roof survey in Old Windsor?

To book, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It does not stand in for a RICS survey.

Leave it or get it looked at?

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. On a bungalow or cottage around Old Windsor, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the price for your survey before booking.
