Hythe End Pre-Purchase Roof Survey

Know where you stand with the roof before you decide what to do next. Pre-purchase roof surveys in Hythe End, with photos and a clear written report.

  • Sagging ridge lines or uneven roof slopes
  • Slates or tiles that have slipped or gone
  • Patch repairs that may hide an ongoing problem

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Let us know your exchange date as you book
  • Do not leave it until just before exchange
  • Notice patches of new decoration in top-floor rooms
  • Ask the agent to make sure the loft hatch can be opened

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.

Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

Pre-purchase roof survey in Hythe End

Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. If you’ve noticed worn or lifted lead flashings and chimney mortar that has eroded, a survey will tell you what’s going on.

Some older homes in villages like Hythe End are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes between one and two hours for a house, and more on a big or complicated roof. Around Hythe End, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Before we arrive

  • Leave a clear route to the loft
  • If it isn’t your property yet, arrange access through the agent
  • Dig out any old roof reports or invoices

Advice

Different roofs, different checks

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.

Pre-purchase roof surveys in Hythe End: local notes

The flight restriction zone around Heathrow Airport comes within about 2 miles of Hythe End. Where the drone is part of the survey, the exact boundary is checked for the address first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most.

Frogmore House lies about 3.2 miles north-west, so building around Hythe End goes back a long way. If you’re buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing. If your home is one of the older ones in the streets near St John's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Hythe End is about 1 mile north of Egham, in Surrey. Hythe End gets the same service as everywhere else we work: a careful inspection, photos and a written report. Hythe End is one of the towns and villages in Surrey where we work. For surveys nearby, see our Guildford page.

We cover every part of the TW19 postcode area for pre-purchase roof surveys. Freeholders and residents’ companies use a roof report to plan and budget.

Signs you need a pre-purchase roof survey in Hythe End

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not test for it or carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.

Here are some of the things we see often:

  • Cracked flaunching or crumbling chimney pointing
  • Blocked or leaking gutters
  • Sagging ridge lines or uneven roof slopes
  • Worn or lifted lead flashings

Landlords with a home close to Wraysbury station may find that a written report helps before buying a rental or paying for a new roof on one.

Questions to ask before booking

  • Are they insured for the work?
  • Whether the inside of the roof is included
  • What exactly goes into their report
  • Whether VAT is in the quoted price

Hythe End questions

How do I find out if my home in Hythe End is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Hythe End?

We do. Villages and rural addresses get the same survey as a town house.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

How do I book a survey in Hythe End?

It is easiest to phone 07833 053749 or send us an email. Give us the address and a few details about the roof. We survey on any day of the week.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Leave it or get it looked at?

The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, and it will not look closely at the roof. Our survey is done for you, and the report is written for you to use. In a small place like Hythe End, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We will tell you which package suits the questions you have.
