Gutter surveys in Sunnymeads

What happens if roof problems are left?

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows but hidden gutters are another matter. Our survey covers whatever is safely visible and records it with photos. Where a roof is exposed, as many are in small places like Sunnymeads, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What you get with us

  • Drone and thermal imaging surveys available
  • Two decades and more of roof surveys
  • Satisfaction rate of 98%
  • An independent look at the roof

Gutter surveys for homes and businesses in Sunnymeads

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photographs. Common reasons to book are water spilling over the gutter edge and joints that drip after rain, across outlets and hoppers, parapet and box gutters and downpipes.

Some older homes in villages like Sunnymeads are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

When you need someone else

It helps to know what a survey won’t do before you book:

  • Underground drains, which need a CCTV drain survey
  • Rot or damp concealed behind fascias or inside walls
  • Asbestos testing of old gutters, downpipes or soffits

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Eaves gutters

How it works

After the inspection, everything we found is written up as a written report with photos, sent to you by email. On timing, it typically takes roughly 1–2 hours at most homes, and longer for a large or complex roof. Somewhere as small as Sunnymeads, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we are looking at
  • Unlock side gates and any roof access doors

Gutter surveys around Sunnymeads

About 1.6 miles west lies Frogmore House, a reminder of how long the area around Sunnymeads has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Sunnymeads station, a dated record of the roof is useful when planning maintenance across a let. Trees in and around Arthur Jacob Nature Reserve shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Sunnymeads questions

Will you come out to Sunnymeads?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How do I find out if my home in Sunnymeads is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or send us an email to arrange it.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

Will you look at parapet and box gutters as well?

Yes, where it’s safe to see them. We use the ground, windows, the roof space and the roof where it’s safe and a drone where applicable.

What’s the price of a gutter survey?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, call 07833 053749 or send us an email.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

When to book a survey in Sunnymeads

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead linings can also be stolen.

People usually book a survey after spotting something like this:

  • Leaking or loose downpipes
  • Blocked outlets and hoppers
  • Gutters packed with leaves or moss
  • Dripping or leaking gutter joints

If you look after a building like Wraysbury Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before you book anyone

  • Whether they hold professional indemnity and public liability insurance
  • How long they’ve been surveying roofs
  • Whether the loft is part of the inspection
  • What the report includes, and whether it has photographs

What’s in a roof survey

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Look out for overflows when it pours
  • Look for downpipes coming loose
  • Watch for green marks down the brickwork
  • Check from the ground or a window, not a ladder

If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so check they’re included in any clearing work.
