- Frost-damaged brickwork on the stack
- A chimney out of line
What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- Extra roofs, like extensions, dormers or garages
- How tall the building is and how easy the roof is to see
- Features like valleys, chimneys, dormers and parapets
- Commercial roofs and larger buildings
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
What we need to know
Some details help us point you to the right survey and price. When you contact us, it helps to mention:
- How the loft is reached, if there is one
- Any marks or damp showing indoors
- The type of building and roof, such as pitched or flat
- Where the property is, with the postcode
Not sure which survey you need? It’s easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
How a chimney survey works in Sunnymeads
A damp patch on a chimney breast does not always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. We survey lead flashings, chimney pots and cowls and chimney breasts, and common reasons people get in touch are staining on walls around the chimney and disused chimneys trapping moisture.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Your questions about chimney surveys in Sunnymeads
Can a landlord with a rental near Sunnymeads station book a roof survey?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
Does a conservation area affect roof work in Sunnymeads?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Our stack is shared. Can you still survey it?
Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
How can you see the top of the stack?
Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.
Should a redundant chimney be removed?
There’s no single answer. The survey shows its condition and how it’s been capped. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.
Does the report include photographs?
Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.
Local roofs in Sunnymeads
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Sunnymeads has a long history of building, with Frogmore House about 1.6 miles west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
For site and facilities teams at buildings like Wraysbury Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Sunnymeads station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces like Arthur Jacob Nature Reserve can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Visits can be on weekdays, Saturdays or Sundays.

- Each chimney is viewed from wherever it can be seen safely.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.

Advice
DIY checks: what’s safe
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Different roofs, different checks
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.
Rendered stacks
Cracked render can let water in and trap it behind. We record any cracking and where it is.
Landlords, agents and block managers in Sunnymeads
Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
