How a chimney survey works in Old Windsor

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. We’re often asked to look into mortar washing out of the joints and frost-damaged brickwork on the stack, across chimney pots and cowls, chimney breasts and brick chimney stacks.

Houses in smaller places like Old Windsor can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

What you get is a clear record of the chimney stack on the day we saw it. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

Why get it checked now?

A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Around Old Windsor, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Old Windsor questions

Do you cover smaller places like Old Windsor?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Sunnymeads station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Do you look in the roof space?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

How much does a chimney survey cost in Old Windsor?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Roofs, chimneys and gutters in Old Windsor

The wider area around Old Windsor has a long history of building, with Frogmore House about 1.3 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like King's Court First School: large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Sunnymeads station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park such as Windsor Great Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it’s often a small job.

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. Confirming the support is a job for a structural engineer.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours for most homes, a little longer where there are several stacks. A visit to Old Windsor is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Useful tips for Old Windsor property owners

From years of surveys, a few habits stand out:

  • Check your stacks from the ground after strong winds
  • Have brackets on the chimney checked
  • Keep track of stains on chimney breasts
  • Ask for ventilated caps on redundant stacks

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.
