Pre-purchase roof survey in Rose Hill, Slough
Pre-purchase roof surveys in Rose Hill and the rest of Slough. Surveys run on any day of the week.
- Roof slopes that look uneven or sagging
- Ponding, blisters or splits on a flat roof
- Bitumen or mortar used in place of proper repairs
What a pre-purchase roof survey does not cover
It is a careful look at the roof, not the whole story. Its limits include:
- Anything beyond the roof, which a full home survey covers
- Faults hidden behind ceilings, boards or coverings
- A valuation or a promise of a lower price
If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. What a survey covers and does not.
What this survey covers
- Lead flashings and valleys
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Natural slate
- The roof space
- Chimney stacks
Pre-purchase roof surveys for homes and businesses in Rose Hill
A full home survey looks at the whole property, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. We survey natural slate, the roof space and chimney stacks, and the problems we’re asked to look at most are roof slopes that look uneven or sagging and loose pots and cracked flaunching.
Some older homes in villages like Rose Hill are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

DIY checks: what’s safe
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Rose Hill, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the loft space is agreed in advance.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a report with photos and recommendations before you exchange.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Keep pets out of the way during the survey
- Move anything stored under the loft hatch

Advice
Common roof problems in Rose Hill
Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs and easy to miss from ground level.
Common reasons to book include:
- A ridge or slope that dips
- Chimney mortar that has eroded
- Slates or tiles that have slipped or gone
- Worn or lifted lead flashings
Cliveden lies about 1 mile north-west, so building around Rose Hill goes back a long way. If you’re buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.
Before you book anyone
- Whether they hold professional indemnity and public liability insurance
- Is VAT included in the price?
- Their drone registration, if they fly one
- What the survey won’t cover
Different roofs, different checks
Natural slate
Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.
Chimney stacks
Our chimney check is a visual one, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.
Pre-purchase roof surveys around Rose Hill
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.
If your home is one of the older ones in the streets near Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you own a rental within reach of Taplow station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Tips that help
There’s plenty you can do without going near the roof. What helps most:
- Don’t leave it until just before exchange
- Ask when the roof was last worked on
- Ask for any paperwork for recent roof work
- Let us know your timetable
If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.
Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.
Common questions in Rose Hill
Is my home in Rose Hill listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Rose Hill?
Yes, Rose Hill is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Will the roof report help me negotiate with the seller?
Yes, you can. You’ll have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.
How long will you be at the property?
On site, it usually takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Is your roof survey a RICS survey?
No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It complements one rather than replacing it.
