Pre-purchase roof surveys for Taplow homes and businesses

How a pre-purchase roof survey works in Taplow

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so it’s clear what it means for your purchase. Common reasons to book are a ridge or slope that dips and bitumen or mortar used in place of proper repairs, across the roof space, chimney stacks and lead flashings and valleys.

For a small place like Taplow, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What affects the cost of pre-purchase roof surveys

All our prices include VAT. The things that change the price are:

  • Which survey package you book
  • Commercial roofs and larger buildings
  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

Getting in touch

You do not need to know any roofing terms. It’s enough to tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any deadline, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • Any marks or damp showing indoors

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Common questions in Taplow

How do I find out if my home in Taplow is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Taplow within the area you cover?

Yes, Taplow is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How long will you be at the property?

It normally takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Can I use the report to negotiate on price?

Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

What happens on the day

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Around Taplow, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Check the loft hatch can be reached
  • Mention any parking restrictions on your street
  • If the roof is shared, arrange access with whoever manages the building

Taplow homes and their roofs

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. Cliveden, about 1.8 miles north, is one of the historic houses in the wider area around Taplow. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of St Nicolas, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you let a flat or house near Taplow station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Taplow is about 2 miles east of Maidenhead, in Windsor and Maidenhead. We carry out pre-purchase roof surveys in Taplow for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Landlords, agents and block managers in Taplow

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the slates, tiles or felt
  • Whether the price should change, which is between you and the seller
  • Anything beyond the roof, which a full home survey covers

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Clay and concrete tiles
  • Natural slate
  • Gutters and downpipes
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • The roof space

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Why get it checked now?

Leaving it means judging the roof from the street. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you’re tied in, with photos of anything that needs attention. Where a roof is exposed, as many are in small places like Taplow, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
