About our roof leak investigation in Britwell
Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from each safe vantage point. We are frequently asked to look into leaks at a dormer or roof window and damp underlay across a wide area, across chimney stacks, the roof space and rooflights and dormers.
In older homes around places like Britwell, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Finding where it gets in, and whether it’s old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are frequently the first clues.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

How the survey works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. A visit to a smaller place like Britwell is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- You tell us where the water shows and when it appears.
- We look at the stain, the ceiling and the loft above it.
- We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
- We use moisture detection, and thermal imaging where it is useful.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
How to prepare
- For a flat or shared roof, check access with whoever owns or manages the building
- If you are buying, check with the agent that we can get in

Practical tips
There is plenty you can do without going near the roof. Here’s what helps most:
- Let us know if there are tanks or pipes in the loft
- Don’t touch fittings that water is reaching
- Record whether it leaks in every downpour or only some
- Let us know about any past repairs to the roof
Your report arrives by email, with photographs of what we found. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
After a downpour, look in the loft space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.
Rented homes, blocks and businesses
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or email us.
Where a roof is shared: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.
Why act early in Britwell
Water and electrics don’t mix. Keep away from any fitting that water is reaching. Then the source needs tracing. With lower homes, common in places like Britwell, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for the job before booking.

What this survey cannot tell you
It’s a careful look at the leaking roof, not the whole story. The main limits are:
- Leaks that only appear in weather we cannot recreate
- Whether rotten timbers meet design loads
- What’s under the covering or behind the plaster

Your questions about roof leak investigations in Britwell
Is my home in Britwell listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you carry out roof surveys in Britwell?
We do. The survey and report are the same in Britwell as anywhere else, and visits run on weekdays and weekends.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Will you go up on the roof?
Only if it’s safe. We inspect what can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.
Could my leak actually be condensation?
It’s a common question. Leaks tend to follow wet weather and show in one place, while condensation is frequently spread out and worse in cold weather. The report explains which it looks like and what to do.
Can thermal imaging help find my roof leak?
It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Britwell roofs and the weather
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Different coverings let water in at different points, which shapes where the search starts. With Dorney Court about 2.9 miles south-west, Britwell sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Hotels and guest houses near Britwell cannot easily close rooms for a leak, so it is worth knowing the roof’s condition. Take a building like Claycots School: on a building that size, finding the source of a drip means looking well beyond the stain. If you live in an older home near Church of St Mary, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
