Independent thermal roof surveys in Britwell

Thermal roof survey in Britwell

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. We’re often asked to look into water that travels before it shows and thin or uneven insulation in the roof, across commercial roofs, pitched roof slopes and loft conversions.

Even in a smaller place like Britwell, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Take photos of stains as they appear, so we can compare
  • Check from ground level or a window, never by climbing
  • Check outlets after heavy rain
  • Keep a record of when stains appear

Where a pattern cannot be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.

Leave it or get it looked at?

Heat lost through a roof costs money every winter. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. Tradespeople may need to travel further to a smaller place like Britwell, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

FAQs for Britwell

Do you carry out roof surveys in Britwell?

Yes, Britwell is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or email us with the address and a few details.

Will you come out to Britwell?

We do. A small place gets exactly the same survey as a big one.

How long is the visit?

Expect it to take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. You’ll then get the report by email.

Will the survey show heat loss through my roof?

The camera can point to heat loss and gaps in insulation. We do not give energy ratings or heat loss calculations, but the images show where improvements may help.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there’s safe access.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Airspace, weather and Britwell roofs

About 2.9 miles south-west lies Dorney Court, a reminder of how long the area around Britwell has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Take a building like Claycots School: a drone or thermal camera can show a large roof in a single visit. For an older house near a landmark such as Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps. Hotels and guest houses near Britwell can’t easily close rooms for a leak, so it is worth knowing the roof’s condition.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Confirming water without moisture readings
  • The condition of timbers we can’t see
  • Whether the deck or roof structure is strong enough

If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Insulated roof spaces
  • Flat roofs
  • Pitched roof slopes
  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof

Surveys for landlords and agents in Britwell

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What we look for on each type of roof

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours at most homes, though large, tall or awkward roofs take more time. Homes around Britwell frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • Check we can get to the back of the property
  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed
