Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Ask us about the forecast if rain is expected
  • Tell us where and when you’ve seen damp or stains
  • Check outlets after heavy rain
  • File the images with your roof records

Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.

How a thermal roof survey works in Huntercombe

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you cannot usually tell from the surface. Moisture readings are then used to check what the camera suggests. We survey loft conversions, pitched roof slopes and flat roofs, and common reasons people get in touch are wet areas near outlets and upstands and stains that keep coming back.

Around Huntercombe, a good many roofs are low enough to see partly from the garden or the street. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Even so, a close-up image often shows wear on ridges and flashings that a view from the ground misses.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. With a bit of garden around a house, as there often is around Huntercombe, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • Leave a clear route to the loft
  • Keep pets inside or away from the areas we are looking at
  • If the roof is shared, arrange access with whoever manages the building

Common questions in Huntercombe

Is Huntercombe within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Huntercombe?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a thermal survey trace a roof leak?

It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it when you book and we will plan the survey around it.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What’s the best way to book?

The quickest way is to phone 07833 053749 or email us. Let us know the address and a little about the roof, and we’ll recommend the right survey. Surveys run seven days a week.

Why get it checked now?

Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding them early can mean a smaller job. In a smaller place like Huntercombe, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.

Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Checking the roof from ground level

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How the survey changes by roof type

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.
