Roof leak investigation in Slough: what you get
A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. Even on a dry day, a leak normally leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. If you are worried about a leak that comes and goes with the weather and leaks below a flat extension roof, we can find out what’s behind it.
Storms tend to hit many roofs in an area at once. An independent record of what can be seen, with photographs, helps you explain the damage or the leak to whoever deals with it next. We report what we find; we cannot say whether a claim will be paid. Wear and tear is typically excluded, so it helps to know what is old and what is new.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

DIY checks: what’s safe
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Common questions in Slough
Is Slough in the area you cover?
Yes, Slough is one of the places we work. The survey and report are the same in Slough as anywhere else, and visits run on weekdays and weekends.
Is my home in Slough listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.
Will you definitely find the leak?
We cannot promise to find every leak on one visit. Many leave clear signs, but some only appear in certain weather. The report sets out what we found and the most likely routes.
Will you fix the leak as part of this?
The investigation is about finding the cause. The repair itself is a separate job. The report shows where the water gets in and what should be done.
What should I do before you arrive?
Keep a note of when it leaks. Clear access to the loft. Keep away from any light or socket that water is reaching.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

What a roof leak investigation does not cover
It’s useful to know what a survey won’t do before booking:
- Structural calculations (that’s a structural engineer’s job)
- Plumbing leaks that look like roof leaks
- Putting the leak right
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What our survey covers.
What this survey covers
- Chimney stacks
- Flat roof details
- Lead flashings
- The roof space
- Rooflights and dormers
- Valleys and parapet gutters
- Slate and tile slopes
The survey, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes between one and two hours, more where the leak is intermittent or the roof is large. If the property is near the centre of Slough, let us know about car parks or permit rules nearby. We will want to see the loft, if there is one, and any ceiling or wall showing damp. Outside, we work round the building to find the safe viewpoints.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Jot down any questions you want answered
- Find any records of previous roof work

Why get it checked now?
Water damage grows the longer it’s left. Wet timbers start to decay, plaster softens and insulation stops working. Finding the source early keeps the damage down. In flats, shops and offices in Slough, a roof leak can reach more than one floor before it shows, soaking insulation, ceilings and whatever is below. Catching it early keeps the damage down.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you want to find out.

Leaks and storm damage in Slough
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these roof types has its own typical places for water to get in. The wider area around Slough has a long history of building, with Windsor Castle about 2.1 miles south. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you own one of the older houses in the streets near St Michael and All Angels, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you live near a park such as Herschel Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Common roof problems in Slough
Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.
Things that frequently lead to a survey include:
- Brown rings on upstairs ceilings
- Water that shows only in certain storms
- Drips in the loft during heavy rain
- Staining around the chimney inside
For landlords with property near Slough station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
What to check before booking
- What the report includes, and whether it has photographs
- Whether the roof space is looked at, where there is one
- Whether the price includes VAT
- How much experience they have with roofs like yours
