About our roof leak investigation in Dorney
Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. If you’re worried about staining where a gutter or parapet meets the wall and a leak that comes and goes with the weather, a survey will tell you what’s going on.
For a small place like Dorney, the inspection is the same as anywhere: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Helping us price your survey
If you can, have these to hand when you contact us:
- Any deadline, such as an exchange date
- The property’s address and postcode
- The reason for the survey, such as buying, a leak or storm damage
- Anything about access we should know
We survey roofs seven days a week. To arrange a day that suits you, phone 07833 053749 or drop us an email.
What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Around Dorney, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- Dig out any old roof reports or invoices
- Buyers: confirm access with the estate agent or seller

Advice
Dorney roofs and the weather
Historic houses such as Dorney Court, about 0.5 miles west, show how far back building in the area around Dorney goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. The covering and its details give the first clues when tracing where water is coming from.
If you look after a building such as Western House Academy, a leak through a large roof is frequently found some distance from where the water shows inside. If your home is one of the older ones in the streets near Church of St James, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Dorney: your questions answered
Is Dorney within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Do you carry out roof surveys in Dorney?
We do. Every survey there gets the same written report with photos.
Can a leak be traced on a dry day?
In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.
What happens after the survey?
The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
What we’re asked to look at in Dorney
Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, especially where ventilation is poor. Drips from nails and damp underlay are typical signs.
A survey makes sense if you’ve noticed:
- Water dripping from rafters or underlay
- A leak that comes and goes with the weather
- Staining where a gutter or parapet meets the wall
- Staining around the chimney inside
If you live near a park such as Sutherland Grange, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
Before you book anyone
- How long the report takes to arrive
- Whether VAT is added on top
- Which viewpoints they use to see the roof
- Whether the inside of the roof is included
What you can safely check yourself
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Why it’s worth a survey now in Dorney
A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. For older village homes like those around Dorney, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your survey before booking.
