What we look for on each type of roof

Rendered stacks

A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.

Chimney survey in Britwell

If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. Typical surveys look at lifted or split lead flashings and eroded joints in the brickwork, on flaunching, lead flashings and chimney breasts.

Houses in smaller places like Britwell can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours at a house, as part of a look at the roof around the stack. Parking around Britwell is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

Getting ready for the survey

  • Note where any stains or damp appear
  • Keep pets out of the way during the survey
  • Clear the way to the loft hatch

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Whether a stack needs rebuilding on structural grounds
  • Hidden sides of a shared stack
  • What’s inside the brickwork or behind render, without opening up

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Brick chimney stacks
  • Flaunching
  • Chimney breasts
  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks

What affects the cost of chimney surveys

Several things affect the price of a survey:

  • How big the roof is
  • How many separate roofs there are, such as extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets

To find out what your survey will cost, call 07833 053749 or email us with the address and some details. The price is agreed before a date is set.

What we need to know

There is no need for technical words. It is enough to let us know:

  • The type of building and roof, such as pitched or flat
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is

Booking is simple: just phone 07833 053749 or use the contact form and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.

Chimney surveys around Britwell

Dorney Court, about 2.9 miles south-west, is one of the historic houses in the wider area around Britwell. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church like Church of St Mary are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Burnham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Signs you need a chimney survey in Britwell

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.

Signs worth acting on include:

  • Cracked or missing flaunching
  • Mortar washing out of the joints
  • Damp on a chimney breast inside
  • A chimney out of line

Anyone responsible for a site like Claycots School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • What the survey won’t cover
  • Their drone registration, if they fly one
  • Are they insured for the work?

Britwell questions

Does a conservation area affect roof work in Britwell?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Burnham station?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when you book and we’ll explain what’s needed.

How much does a chimney survey cost in Britwell?

Chimney survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Is this a RICS survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What happens after the survey?

You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
